โดยนายนิตินัย คาดว่า AOT จ่ายผลตอบแทนใช้ที่ดินให้กรมธนารักษ์ทั้ง 5 ท่าอากาศยานเป็นจำนวนเงินรวมน้อยกว่าท่าอากาศยานสุวรรณภูมิ ซึ่งในงบปี 61 (ต.ค.60-ก.ย.61) จ่ายค่าตอบแทนเป็นเงินประมาณ 900 ล้านบาท เพราะพื้นที่ Commercial  มีไม่มาก โดยท่าอากาศยานภูเก็ต ท่าอากาศเชียงใหม่มีพื้นที่น้อยมาก ส่วนที่ดินเปล่า ท่าอากาศยานเชียงรายมีมากที่สุด จำนวน 4.5-4.6 พันไร่ ท่าอากาศยานหาดใหญ่ มีประมาณ 3 พันไร่

อย่างไรก็ตามหากจะพิจารณาถึงผลกระทบในแง่มุมของการลงนามในสัญญาใหม่ของ SAMTEL ที่อาจจะล่าช้าจากไตรมาส 4 ปีนี้ออกไป จากเจ้าของงานที่ลังเลใจ ถือเป็นกรณีไม่ดี (worst case scenario) เราคาดว่าจะมีผลกระทบต่อรายได้ประมาณ 1.6 พันล้านบาท หรือทำให้คาดการณ์กำไรปีนี้ของ SAMART ลดลง 13% แต่กลับไปทำให้กำไรปี 59 เพิ่มขึ้น 10% และเมื่อเหตุการณ์คลี่คลายแล้ว SAMTEL จะกลับมาลงนามในสัญญาได้ประมาณไตรมาส 1/59
